TITLE SEARCHES

Vinopal Title offers three types of Title Searches:

Title Insurance
This is a complete search of the property from the U.S. Government Patent to the current date. Title Insurance helps cover both an owner and a lender from any "title defects" which may arise from the search.

Title Reports
This is a search from the date the current owner took title to the present date. It will show any liens, judgments or encumbrances on the property or current owner.

Abstract Update
This search involves updating an abstract of title from the last date in the abstract to the present. This search will include any recorded documents affecting the property.

CLOSING SERVICES

Our office has an experienced and knowledgeable closing department that will make the purchase, sale, or refinance of your property a smooth and pleasant experience.

Our closing staff will:

  • Call on all payoffs, taxes, utilities, special assessments, judgements, and tax liens
  • Call the realtor for the closing statement and payoffs
  • Work up the loan package from the lender and the HUD-l
  • Settlement Statement. When the HUD is approved by the lender we will call the customer with the amount needed for closing.
  • After closing we will disburse the checks, send out the payoffs, record the documents and mail out the loan package to the lender.
  • In addition, we have 6 experienced closing agents to complete the transaction. These agents will explain the closing documents to you and answer any last questions or concerns you may have.

CONSTRUCTION DISBURSEMENTS

Vinopal Title & Abstract provides Construction Dsibursing Services including:

  • Verification of clear title - making sure NO additional judgments or liens have been filed on property.
  • Basement survey - making sure foundation is within required lot line setbacks
  • Inspection - job progress report prior to disbursement
  • Lien waiver collection - which ensures all contractors and sub contractors have been paid
  • Disbursement - preparation of checks for payment

ESCROWS

Vinopal Title & Abstract provides Escrow Services which includes:

Preparation of escrow agreement and escrow of funds pending the satisfaction of escrow terms.

REALTOR CLOSING STATEMENT

We will fully prepare the realtor closing statement. The realtor will need to provide the listing contract, the offer to purchase and any Amendments and/or Counteroffer's, Data Sheet, and copies of any other documents pertinent to preparing a closing statement.

REAL ESTATE LEGAL SERVICES

We also provide a variety of legal services pertaining to the real estate transaction. These services. include, but are not limited to:

  • Drafting of Warranty Deed and Transfer Return
  • Reviewing offers to purchase
  • Drafting easements
  • Drafting Title Opinions
  • Drafting Termination of Decedent's Property Interest
  • Drafting Note and Mortgage
  • Drafting Power of Attorney

1031 EXCHANGE

The section 1031 Exchange, also known as a Tax Deferred Exchange, is a fast growing and very effective way of disposing of real estate while deferring the capital gains taxes.

A successful tax deferred exchange requires the use of a qualified intermediary. Our intermediary services are fast and economical. We suggest you contact your tax adviser and our intermediary expert before accepting an offer on the property you wish to sell.

A one-time fee includes:

  1. Notifying your buyer and arranging to retrieve yout sales proceeds from your buyer or settlement agent.
  2. Holding your funds in an interest bearing, insured account
  3. Notifying the seller of your replacement property of your intentions
  4. Delivering your funds to the agent handing the replacement property closing.
  5. Use of a "direct deeding" contract to simplify the process and avoid the duplication of deeds and transfer fees.
