Home Inspections on new and used housing in and around the greater HRM area. I particulairly enjoy working with first time buyers as they have so much energy and excitement and a very strong desire to learn about their first home. I spend the time with them to ensure that they learn about the various components of the house that they are planning to turn into their "HOME". I feel their excitement, I listen to their plans about renovations, colour schemes, their wants and their needs. I offer them advice on their changes and try and bring them back to the reality of the moment. Sometimes they have not been made aware of the feasability of their plans or the cost involved. I help them to stay on track with the property that they are buying and to put aside the "Pie In The Sky" thinking so that they don't become house poor. I also enjoy the other, more seasoned buyers who are buying because they are up sizing, downsizing or new to the area. I have had so many buyers tell me that they learned more at the inspection than they would have ever thought they would. I also hear the horror stories about their last purchase and how they wished that they had that previous house inspected. I have had a number of repeat Clients over the years as they are now buying the second or third home for me to inspect. Many of the older homes in the HRM area, and in fact in the rest of North America have a number of "Insurance Hot Buttons" that buyers need to be aware of. I strongly suggest that anyone wanting to purchase any home talk to their insurance company before booking their inspection. Find the home that you are planning to buy, then call your insurance company to discuss that property before you book your inspection. Know the approximat age of the house so that the insurance agent can advise you what questions that they want answers to. Know if there is a wood burning appliance as they will most likely require a WETT Inspection on this item. They will also ask for a lot of other information. Write these questions down, or better still, have them email you a copy of the questions that they need answers to so that we can fill in the answers on site at the time of the inspection. You can then email that document back to them. No insurnace means no mortgage. That could be a problem. |
