Programming Phase

• Client interview to determine needs and budget.
• Evaluate the site or existing construction.
• Inventory furnishings and items to be included in new design.
• Obtain or create floor plans of existing construction
• Review code restriction, safety issues as required for the project
• Prepare schedules and budgets
• Determine feasibility of project to include limitations of budget and ability to meet deadlines
• Schedule meetings with consultants and contractors

 Schematic Design

• Develop adjacencies and space planning diagrams
• Prepare preliminary furniture plans.
• Address preliminary architectural design, equipment selection and finishes.
• Review applicable code and safety requirements and adjust as necessary.
• Refine budget as required
• Prepare design drawings, floor plans and elevations as needed
• Meet with consultants, such as architect, contractors, or others as required.

  Design Development

• Finalize diagrams or charts.
• Complete space plans, furniture and lighting plans
• Complete drawings for custom cabinetry and architectural elements
• Prepare specifications for custom work, equipment and furnishings
• Prepare presentation boards, as required.
• Prepare presentation graphics, such as renderings of perspectives, isometrics, or axonometric drawings.
• Prepare a budget of expected costs for all construction and furnishings, as specified.

 Contract Documents

• Prepare working drawings and schedules for the construction and/or installation of the space.
• Prepare written specifications to accompany working drawings, schedules, and furniture, furnishings, and equipment.
• Prepare furniture and equipment installation drawings.
• Obtain approvals and permits from jurisdictional agencies.
• Provide or assist client with the preparation of bid documents.
• Assist client in obtaining competitive bids for all phases of the project.
• Provide guidance in the selection of necessary contractors.

 Contract Administration

• Provide project management supervision of the job site during construction/installation.
• Place supply orders for furnishings and equipment
• Make periodic visits to the job site to ensure the work is being done in accordance with the contract documents and specifications.
• Supervise installation of furniture, furnishings, and equipment.
• Keep accurate records of installation and order fulfillment
• Assist in determination of substantial completion, payments to vendors, and securing releases.
• Prepare and administer post occupancy evaluations.

Design Consultations are available to assist you in all areas of decorating.  Color planning is often one of the most difficult decisions a homeowner faces.  Making colors coordinate can be easy by developing a color plan for all five walls (includes ceiling) and even the floor. I can help you choose paint colors, faux finishes, wood stains, and carpeting that fits your style and works with the furnishings in your home. 

I can help select furniture, lighting, accessories, window treatments, and carpeting.  If you are starting a new construction or remodeling project, I can guide you through all of your decisions that need to be made including: kitchen cabinets, counter tops, flooring, light fixtures, bathroom fixtures and floor tiles.
